Efficient and Building Automation Priority
EES Facility Services took a
team approach while working closely with the
owner to create a “shopping list” of the
features needed from the rooftop equipment.
The owner specified energ y efficiency as one
of their main priorities along with building
comfort. In order to achieve the level of
comfort that Midmark's facility engineering
wanted, it was incumbent upon the units to
maintain positive building pressure. Also
high on the list were low noise levels, easy
access into the units for maintenance, and
controls that could communicate with other
units and the Building Automation System.
The EES team designed, furnished and
installed twenty eight high- efficiency
packaged units with new air
distribution systems to condition the two
manufacturing facilities which total 200,000
square feet. The new mechanical
systems as well as 25 existing office
systems are controlled by a Johnson Controls
Web Based Building Automation System.

10% Reduction in Energy Use
The City of Centerville
approached EES Facility Services seeking a
reduction in energy use, improved occupant
comfort, and enhanced building operations at
Yankee Trace Clubhouse.
Investigation involved reviewing the
building’s documentation and utility bills, inspecting
building equipment, interviewing building operators,
testing selected equipment and systems, and extensive
trending of the heating, ventilating, and air
conditioning (HVAC) control system. The investigation
process identified fifteen findings that addressed City
of
Centerville's goals.
Twelve of the fifteen recommendations to address these
findings were implemented. This process resulted in a
10% reduction in energy use and significant improvements
in building comfort and system operations.
Improvements through retro-commissioning
led to the building receiving energy rebates from Dayton
Power & Light.

Geothermal Heat Pump System
First
Cost, Energy Cost, and Maintenance Costs
Daybreak was a
design/build construction project. It
started as a team effort between all the
major trades. EES Facility Services was
contacted by the General
Contractor early to evaluate HVAC systems
life cycle cost, looking at first cost,
energy cost, and maintenance costs. We
proposed three different scenarios showing
all costs for that system. Consulting with
the Owner the decision was made to use water
source heat pumps coupled to the
aquifer
running under Dayton. Daybreak was a
three story existing building located at 605
Patterson Blvd. As part of the
construction project, there was a two story
addition put on the south side of the
building.
Variable
speed loop pumping dramatically reduced
system energy use compared to a
conventional constant speed pumping system.
Overall, this system demonstrates the
performance benefits of geothermal heat pump
systems by drastically reducing energy
usage.
